Regional Description
This property is located in the forested Lake Arrowhead/Agua Fria area of the San Bernardino Mountains of San Bernardino County at an approx. altitude of 5000 ft.. Los Angeles is 80 miles to the west. Approximately 70 miles to the southwest is Orange County and the same distance to the east is Palm Springs. Victorville in the High Desert is about 45 miles to the Northwest. While maybe considered a suburb of San Bernardino City this area is keeping a semi-rural atmosphere of lakes, forests, and mountain resort living. Predominant land usage in the region is one to three story single-family mountain resort primary and secondary use homes. The main draw to this particular area is Lake Arrowhead and its commercial “Village” which serves not only the tourists but also the residents. Other commercial usage is located along major traffic thoroughfares, most of which are State Highways that are the only access into Lake Arrowhead and the surrounding sub communities. In this case on Hwy 189 leading into Agua Fria, Blue Jay and Lake Arrowhead. Much of the commercial property in the mountains is made up of former single-family homes that are located on a State Highway and have been converted into small quaint mountain storefronts and small businesses.
Other communities nearby on the mountain are Lake Gregory, Crestline, Cedar Pines Park, Twin Peaks, Cedar Glen, Rimforest, Skyforest, Deer Lodge Park, Running Springs, Green Valley Lake, Arrowbear and further up is Big Bear City. This area is self sufficient with its major industry being the sale of real estate resort property, retail stores to support the residents and tourists and lodging and restaurant businesses. This area would definitely benefit and support any new retail business that may be lacking. The Lake Arrowhead Chamber of Commerce would be a good resource to check. There is also a Chamber in Crestline and in Running Springs. The resident population in this area, not counting Big Bear (City), is probably over 30,000 with over 1 million visitors annually.
The primary mode of transportation is the privately owned automobile. Regional access is via the California State Highways and the greater San Bernardino basin freeway network, 20 miles to the south, as well as various other highways and surface streets.
The economy is widely diversified and there is no major dependence upon any single industry. There are no tract homes in this area except for some condo projects. All homes built range from small cabins to golf course front homes to lakefront mansions. Recreational activities vary depending on the season; from hiking in the National Forest, hang gliding off the mountain, skiing, swimming, boating and all the festivities throughout the year in the “Village”. A comfortable community to live and work in that supports each other under all circumstances.
Governed by the County of San Bernardino adequate service is provided by the fire protection, police, street maintenance, sewer etc.. Public education from grade school through high school, churches, a community hospital and other health care professional services are all available locally.
